ENTRY DOORS
An amendment to the Declarations of Condominium for Bayside Gardens I & II - OR 9170 dated 14 November 1995 - added paragraph 11 to the definition of Common Elements:
Main entrance doors but not sliding
glass doors and their screens, or air-conditioners, either inside a unit or
outside, all of which are part of the unit and the responsibility of the unit
owner.
The Association is therefore responsible for repairs/replacement of front entry doors. A policy was adopted [date and specifics under 'research'] that unit owners could, at their own expense, add a glass panel insert to their doors [approved by the Association], at which time the responsibility for the door reverts to the unit owner for further upkeep, maintenance and repairs.
A clarification motion was enacted at the April 8, 2013 meeting:
When an entry door for a condo unit needs to be replaced, the owner has the option to pay whatever additional cost is needed to include glass insert in the top ½ section of the door as approved by the Association. Note: A door replacement includes the door, frame and threshold; the owner provides the necessary hardware [handle, lock[s] & security peep-hole].
